The other weekend, while chatting with a friend over dinner, I realized something quite interesting — most people don’t actually know what a real estate agent (Makler) or a property company really does for their clients in Germany.

Sure, everyone seems to know how much money agents make — after all, their commission is clearly mentioned in most property listings. But when it comes to what they actually do to earn that commission, things get a little fuzzy.

Many people believe a Makler’s job is simply to find a property, convince you to buy it, and walk away with a big chunk of your money.

But honestly? That’s a very narrow and unfair picture. In today’s world, where buying property is one of the biggest financial decisions you’ll ever make, having partial knowledge about how the process really works doesn’t do anyone any favors, least of all you as a buyer.

Do You Really Know What a Real Estate Agent Does in Germany?

Here are 10 things a Makler actually does when you’re buying a property in Germany:

1. Helps You Find the Right Property

Yes, finding listings is part of the job — but not just any listings. A good Makler utilizes their local knowledge, professional network, and market insights to connect you with homes that truly align with your budget, lifestyle, and goals.

2. Shares the Real Details You Need

From the Energieausweis (energy certificate) to the Grundbuchauszug (land registry record), the Makler gathers and explains all the technical documents that help you make an informed decision. They translate “legal German” into plain language you can actually understand.

3. Organizes Viewings — and Prepares the Property

A Makler doesn’t just show you around a property — they handle the logistics of viewings from start to finish. Believe me, this is often the toughest part of the job: finding a time that works for the buyer, seller, and sometimes other stakeholders can feel like solving a complex puzzle.

On top of that, the Makler deals with the stress of cancellations, postponements, or rescheduling — making sure everything stays on track. They also prepare the property, answer questions from both sides, and ensure each viewing is as smooth and informative as possible.
